Reuse permitted with > attribution (CC BY 4.0 on the underlying open data; our calculations published on the same terms). ## What the numbers mean - Currency is AED throughout. Areas are given in both square metres (as DLD records them) and square feet. - "Price per sqft" = registered sale amount ÷ (registered area in sqm × 10.7639). Built homes only — apartments, villas, hotel apartments and stacked townhouses. Land plots and whole-building sales are excluded from price-per-sqft but counted in transaction totals. - All central values are MEDIANS, never means, and are published with the interquartile range (the middle 50% of transactions). Means on this market are dominated by a handful of penthouse and whole-floor deals. - Sales, mortgages and gifts are three different registration populations and are never summed. A mortgage amount is the size of a loan, not the price of a home; loan-to-value cannot be derived from it. - Rent figures come from Ejari registered tenancy contracts, annual amounts, single-property contracts only. - Gross yield = median annual Ejari rent ÷ median price of a ready (non-off-plan) home of the same size in the same place. It is published only where at least 15 rental contracts and 15 sales support it and the result falls between 2% and 15%. It is gross: service charges, vacancy and transaction costs are not deducted. - Sample thresholds: fewer than 5 records — no figure is published; 5 to 19 — the figure is marked "low sample". - Outliers are trimmed at the 1st and 99th percentile within (year × property subtype × registration type), recomputed on every build, plus absolute sanity bounds. - The current, incomplete month is excluded from every trend. DLD keeps registering it for weeks, so a fresh month always looks like a collapse. Headline figures use a trailing 12 complete months. - Days with no registrations are closed-registry days (UAE public holidays), not market crashes. - Construction progress is the percentage recorded at the last DLD technical inspection. Inspections are irregular: an unchanged percentage does not mean construction has stopped. - DLD administrative area names (for example "Marsa Dubai") differ from marketing community names (for example "Dubai Marina"). Both are published: /areas/ uses DLD administrative areas, /communities/ uses the DLD master-project field. ## Data window - Data through 7 Sep 2026.
