The Dubai Land Department registered 41 484 mortgages in the 12 months to August 2026, at a median registered amount of AED 1.36M, alongside 9 321 gift registrations. A mortgage amount is the size of the loan secured against a property, not the price of that property, so it cannot be compared with the 190 362 sales registered over the same period and loan-to-value cannot be derived from it.

What these numbers do not show

  • Property prices. The registered amount is the loan, and it is secured against a home whose price is recorded in a different registration entirely.
  • Loan-to-value. Two registrations against the same property are not linked in the open data, so LTV cannot be computed from it.
  • Refinancing versus purchase lending — the open registry does not separate them.
  • Cash purchases, which by definition never appear here.
