Row counts are what our copy actually holds as of the last import, not what the publisher claims. They are printed here so a reader can tell whether a figure rests on millions of records or on a handful.
Four classes of provenance
- Government data
- Everything in the table above. Published by the Dubai Land Department as open data, used here with attribution.
- Developer-declared
- Fields developers file through DLD — declared project value, declared completion date. Recorded faithfully, labelled as declared, never treated as measured.
- Our own brokerage records
- Continental Club Property inventory. Not used anywhere on the site today; if it appears it will be labelled on the figure itself.
- Our calculation
- Every median, range, share and yield on this site. The rules are on the methodology page and the constants are in its JSON mirror.
What we hold and will never publish
Our systems hold an owner registry of several million rows. It is personal data under the UAE Personal Data Protection Law and it will never appear on this site, in any export, in any advertising platform or in any answer we give. No page here identifies a buyer, a seller or a tenant.

Every page carries its own citation line at the bottom of its Markdown mirror. Reuse of our figures and charts is welcome with attribution and a link to the page the figure came from. Charts carry an “Embed” button that produces exactly that.
Machine access
Every page has a Markdown mirror at the same path with .md appended and a JSON mirror
with .json. Site-level files: /llms.txt,
/llms-full.txt, /sitemap.xml,
/robots.txt. There is no rate limit, no challenge page and no user-agent
filtering: crawlers get the same bytes as browsers.
Freshness
Transactions and Ejari contracts are imported daily and the site is rebuilt from them. The project register moves more slowly and is refreshed weekly — we say so rather than implying everything is equally fresh. Data currently reaches 7 Sep 2026; the site was last rebuilt 9 Sep 2026.
