Datasets behind this site

Rows held is what our copy actually contains as of the last import, not what the publisher claims. Rows used is how many of them reach the figures on this site after the filters in the methodology: transactions are kept in full, while tenancy contracts are narrowed to residential single-property contracts with a plausible annual amount, because a contract covering forty warehouses says nothing about what a home rents for.

Coverage is not the same thing between datasets, and it is not the same thing between publishers. Our transaction copy starts in 2010 because that is where the open-data feed we read begins. The Ejari copy is different: the feed goes back to 2010 there too, and the 2023 cut is our decision, not a limit. Rents on this site are trailing-12-month medians and the yield needs a current rent, not a 2014 one; carrying six million older contracts would cost memory and buy nothing. We say so rather than let the shorter range look like a gap in the source.

Another site quoting a larger transaction archive, or a different Ejari range, is not contradicting us — it is holding a different slice. Compare coverage lines before comparing row counts, and compare populations before comparing medians.

Government data

Everything in the table above. Published by the Dubai Land Department as open data, used here with attribution.

Developer-declared

Fields developers file through DLD — declared project value, declared completion date. Recorded faithfully, labelled as declared, never treated as measured.

Our own brokerage records

Continental Club Property inventory. Not used anywhere on the site today; if it appears it will be labelled on the figure itself.

Our calculation

Every median, range, share and yield on this site. The rules are on the methodology page and the constants are in its JSON mirror.

What we hold and will never publish

Our systems hold an owner registry of several million rows. It is personal data under the UAE Personal Data Protection Law and it will never appear on this site, in any export, in any advertising platform or in any answer we give. No page here identifies a buyer, a seller or a tenant.

Every page carries its own citation line at the bottom of its Markdown mirror. Reuse of our figures and charts is welcome with attribution and a link to the page the figure came from. Charts carry an “Embed” button that produces exactly that.

Machine access

Every page has a Markdown mirror at the same path with .md appended and a JSON mirror with .json. Site-level files: /llms.txt, /llms-full.txt, /sitemap.xml, /robots.txt. We apply no rate limit, no challenge page and no user-agent filtering of our own: crawlers are served the same bytes as browsers.

Open dataset. The aggregated tables behind these pages — city-wide and community monthly medians, rents, yields, areas, developers and projects — are published as CSV under CC BY 4.0 on Hugging Face and GitHub, updated weekly from this site's build. Every row links back to its page here.

MCP server. AI assistants can query the same figures directly through our free MCP server at https://mcp.datadubai.ae/mcp.

Freshness

Transactions and Ejari contracts are imported daily and the site is rebuilt from them. The project register moves more slowly and is refreshed weekly — we say so rather than implying everything is equally fresh. Data currently reaches 22 Oct 2026; the site was last rebuilt 23 Oct 2026.
