Across 45 Dubai communities the median residential service charge for 2026 is 15.8 AED per square foot per year, with half of buildings between 12.5 and 18.8. On a 1 000 sqft apartment that median is about AED 16k a year. The figure is the sum of the general and reserve fund rates filed with DLD for residential use — the charge a service-charge invoice is built from. It is not included in any price on this site, and it is the largest running cost of owning a home here.

What these numbers do not show

  • What you will actually be invoiced. The register holds the approved budget rate; your invoice depends on your unit's area and on what the association bills on top.
  • Chiller and district cooling, billed by the utility and not part of this rate.
  • Parking and other fixed charges — they are absolute amounts, not a rate per foot, so they are excluded rather than mixed in.
  • Buildings whose association has not filed a budget for this year.
